Concrete in a river town

Petaluma grew up along a tidal river, and the ground here still shows it. Much of town sits on dense clay that swells when it is wet and shrinks when it dries. Morning fog rolls up from the bay most of the year, and winter storms soak the soil for weeks at a time. All of that moves through concrete. Slabs crack as the clay shifts, moisture wicks up from below and garage floors that look dry in August can be damp to the touch in January.

That is the main reason so many store-bought garage kits peel here. A thin coat rolled over damp, unprepared concrete has nothing solid to hold. It lifts under hot tires, turns cloudy near the walls and flakes off in sheets. We build floors from the slab up. We grind away the weak surface, measure the moisture, repair the cracks and choose primers and coatings that suit what we find, not what is cheapest to buy.

How we build a floor

Every job, from a one-car garage in an older neighborhood to a large shop off the highway, follows the same basic path. First we inspect the slab, take moisture readings and look for cracks, old sealers and soft spots. Then we diamond grind the floor with vacuum-attached machines so the dust goes into a bag instead of your house. Cracks and chips get filled and ground flush. On damp slabs we lay down a moisture-tolerant primer before the base coat. Flake or quartz goes on next if you chose it, and a UV-stable clear topcoat with grip finishes the floor. Before we leave, we walk it with you and go over care and cure times.

What we install

We work in homes, rentals, farms and businesses all over town.

Garage floors

Most of our work is residential garages. Choose a clean solid garage floor epoxy, a full broadcast flake floor that hides dirt and wear, or a fast polyaspartic floor coating that is often finished in a day.

Interior and decorative work

For converted garages, studios, wine rooms and game rooms we pour metallic epoxy floors with real depth. We also build epoxy countertops for kitchens, bars and potting benches.

Commercial and agricultural floors

Breweries, creameries, workshops, warehouses and farm buildings get commercial epoxy flooring. Offices, tasting rooms and modern homes often choose polished concrete.

Outdoor surfaces and repairs

Patios, walks and steps get breathable concrete sealing against moss, stains and winter rain, and long gravel-to-concrete drives get tough driveway coatings. If an old floor is failing, our epoxy floor repair service can patch it or strip it and start fresh.

The homes we work on

Petaluma has some of the best-kept older homes in the region. The historic streets on the west side are full of Victorians, Queen Annes and Craftsman bungalows, often with small detached garages or carriage houses out back. Those slabs can be very old, thin in places and poured long before vapor barriers were standard. They usually need more grinding and repair, and they almost always need a moisture test, but they come out looking new and they protect the building for years.

The east side has more ranch homes and newer subdivisions with attached two- and three-car garages. Those floors are usually thicker and smoother, so they need a good grind but fewer repairs. Many are in neighborhoods with HOA rules, and we are glad to provide samples and product sheets for any review.

We also coat a lot of outbuildings: barns turned into workshops, sheds turned into studios and pole buildings used for equipment. Those floors see tractors, feed, mud and boots, and we choose systems that handle that kind of abuse.

Moisture and clay come first

The most important thing we do on a Petaluma slab is test it. Clay holds water close to the bottom of the concrete for months after the rains stop, and that vapor rises through the slab. It is the top cause of blistering and peeling coatings. If our readings are high, we use a moisture-mitigating primer made to hold that vapor back. It adds a step and some cost, but it keeps the floor bonded for the long haul. We also look closely at cracks. Movement cracks from shifting clay need flexible fillers so they do not telegraph through the new floor at the first dry spell.

Mud, fog and cleanup

A coated floor does not soak up water, mud or oil. Winter mud from boots and tires wipes off instead of staining the concrete. Damp air no longer feeds the white mineral crust that forms on bare slabs, and dust stops rising from the surface. With a textured topcoat, the floor keeps its grip even when someone walks in from a wet morning. Many families with dogs, kids or muddy work boots pick a flake floor because it hides everyday dirt between cleanings.

Costs and estimates

Price depends on the size of the floor, its condition, the moisture readings and the system you choose. A newer garage with a sound slab costs much less than an old carriage house floor that needs heavy grinding, crack repair and moisture control. We give every customer a written, itemized estimate after seeing the floor in person, and estimates are free.

Common questions

My garage floor is cracked from the clay. Can it still be coated?

Usually yes. We repair the cracks with fillers chosen for the type of movement, then coat over them.

Will the floor be slippery when it is wet?

We add grit to the topcoat, and you can pick more texture for floors that see wet boots or hoses.

How soon can I park?

Polyaspartic floors often allow parking the next day. Epoxy usually needs two to three days.

Do you coat detached garages and barns?

Yes. We bring our own power when needed and plan around access and weather.
